Winterization Services in San Antonio
San Antonio winters are mild — but one hard freeze is all it takes. We winterize vacant properties before the cold snaps arrive.
San Antonio doesn’t freeze often — but when it does, vacant properties take the worst of it. A burst pipe in an occupied building gets caught in minutes. In a vacant one, it can run for days before anyone knows. Facility Solution winterizes vacant homes, rentals between tenants, foreclosed and REO properties, and empty commercial spaces across San Antonio and the surrounding area, so the plumbing is drained, protected, and documented before cold weather arrives.
Who This Is For
- Property managers with vacant units on their books
- REO and asset managers coordinating from out of town
- Landlords and investors holding property over the winter
- Anyone responsible for a building that will sit empty this season
One property or a whole portfolio — one call covers it, and every property is photo-documented when the work is done.
What a Winterization Includes
- Shut off the main water supply and verify the water is off
- Open faucets and fixtures throughout the property and drain the water system
- Blow out the supply lines as needed to clear remaining water
- Drain the water heater and shut off its gas or electric supply
- Drain toilet tanks and bowls and add non-toxic antifreeze to toilets
- Add non-toxic antifreeze to sink, tub, shower, and floor-drain traps
- Disconnect exterior hoses, drain hose bibs and spigots, and protect exposed exterior plumbing
- Check laundry, kitchen, and bathroom fixtures for drainage
- Leave the system drained and depressurized, with winterization notices posted
- Photo documentation of the completed work, plus a note of any leaks, damage, or missing fixtures we find
When the property is ready to be occupied again, we can de-winterize it too — water back on, system checked, ready for showings or move-in.
How It Works
- Send the form below or call (210) 710-8385 with the property address.
- We schedule the visit — single properties and portfolios both welcome.
- You get photo documentation and a completion note for every property, so you have proof of service for your files or your client.
Winterization Questions
When should a vacant property in San Antonio be winterized?
Before the first hard freeze. San Antonio cold snaps don’t give much warning, and most winters bring at least a night or two cold enough to burst a pipe in a vacant home — it can arrive as early as November. The safe move is to have vacant properties done in the fall, before they’re at risk.
What’s the risk of skipping it?
Water left in pipes, traps, and a water heater can freeze and burst. In a vacant property the leak may not be discovered for days, which turns a plumbing repair into water damage, mold risk, and a much bigger bill. Winterization removes the water, which removes most of the risk.
Can you winterize multiple properties?
Yes — managers and asset managers send us lists. Send the addresses in the form below (one per line) and we’ll quote the batch at once.
Do you work from lockbox or access instructions?
Yes. Put access notes in the form — lockbox code, gate code, or who to meet — and we’ll handle the rest.
